FEES
Our up to date fee schedule can be found in our literature library and the main fees relating to a property acquisition can be summarised as follows:
Acquisition
There is a fee based principally on the time spent in connection with the actual acquisition. The fee will vary from property to property but typically a property involving an acquisition with a mortgage and a lease will incur time costs in the region of £1,500 to £1,700. If a property is purchased by more than one SIPP investor, then this fee will be shared pro rata between the investors according to their ownership. Currently there will be no VAT charged on these fees.
Management
On an ongoing basis there is property management which again is based principally on time spent. A typical annual fee would be in the region of £700. If a property is purchased by more than one SIPP investor, then this fee will be shared pro rata between the investors according to their ownership. For details of what is included please click here. Annual
For each property investor's plan, there is an annual charge (currently) £100 (plus VAT if the property is in the MasterSIPP and funded by ordinary pension benefits). If the property itself is VAT elected, there is an additional annual charge of £150.
Valuation & Lenders
We shall be happy for you or your client to negotiate these direct with the lender and the valuer and they will vary from case to case. They are usually assessed by reference to the size of the loan or the value of the property as the case may be.
Bear in mind that there will also be stamp duty land tax and disbursements to be considered, and in addition there will be legal fees chargeable by the solicitor acting for us. As in most cases we will be instructing the solicitor of your client's preference, we shall be happy for you or your client to negotiate fees direct with the lawyer concerned.
Please note that our fees will be collected out of the SIPP.
